Frequently Asked Questions - When Applying For One of Our Properties
Q: Can I apply for the property without viewing or before the open?
No. It is LJ Hooker policy that we require anyone that is applying for the property to attend an open inspection, or alternatively have a friend attend on your behalf. At the inspection you will be issued an inspection code which will then allow you to submit you application.
Q: How do I apply?
The application is done online through OneForm. There is a how to guide that is detailed on the card that you would receive at the open inspection along with the code. We do not accept paper applications as a rule, however if you are struggling with the application through one form please pop into our office and we can help you apply or supply you with a paper application.
Q: Why do I need to provide so much information with my application?
A: Apart from helping to establish that you will make a good tenant, the properties managed by our office are protected by Landlord Insurance Policies. These policies require documented evidence to confirm the following:
- Proof of Identity (Minimum 2 – Licence/Passport/Medicare Card)
- Proof of Income /ability to meet rental payments (payslips x 3 or letter for accountant)
- Proof that you will make a good tenant (Rental ledger or reference from previous agent)
Q: How long will it take to process my application?
A: We will commence checking your application as soon as we receive it; however the total time taken depends on how readily we can contact your references and how many other people have applied for the same property. Once the application is processed it is then summarised and sent to the owner for the final approval. Average time is 1-3 days.
Q: What can I do to improve my application?
A: Be organised. Make sure that you have all of the necessary documentation to accompany your application, and provide plenty of contact numbers for your references.
-If you are viewing a property on a Saturday, ensure you have the completed application done by 8.30am Monday morning, as we will begin processing straight away.
-We look for tenants with good rental history. Most importantly, we need to establish that your rent has been paid on time and the property has been well maintained and cared for.
-Also ensuring that you have selected a move in date as close to the available date of the property will certainly increase your chances of securing.
Q: What if my application isn't approved?
A: Normally there are several applicants for each property, and unfortunately not everyone can be approved. We will advise you if this is the case as soon as we receive confirmation from the owner of the property. If you are interested in another one of our rental properties you may request to transfer your application to that property.
It is also important to keep checking our website on Monday afternoon and Thursday afternoon as that is when we upload new properties for the Wednesday and Saturday showings.
